Founder
I am building Property Wealth Group from the perspective of an investor first.
Nicholas Pervez, Founder & Property Investment Consultant
Nicholas has spent more than a decade in property investment himself, across portfolio building, property sales and working with investors and developers. He set up Property Wealth Group on a simple belief: good property investment starts with the right strategy, the right information and access to the right opportunities.
So he starts with you. Your objectives, your circumstances and what you want property to do for you over the long term, before a single opportunity is on the table.
The thinking, the opportunities and the introductions.
A developer's sales team sells its own scheme. We start with your plan, find the opportunities that fit it, and connect you with the people who can take it forward.
Past the render
The render shows the pool. We ask about everything else.
Developers sell with renders: computer images of a building before it exists. They're made to look perfect. These are the questions an investor asks before the picture counts for anything.
Developer's render- 1
The builder
Who is the developer, and what have they already finished?
Completed buildings say more than any brochure.
- 2
The title
Is the title clean?
Who owns the land, whether title is in place, and what is registered against it.
- 3
The running costs
What will it cost to own each year?
Service charges, management and upkeep, not just the purchase price.
- 4
The management
Who manages it, and for what fee?
If it's let, someone runs it, and their fee comes out of your income.
- 5
The timeline
What happens if completion slips?
Stage payments, deadlines, and what the contract says if the building is late.
- 6
The exit
How would you sell it on?
Who buys it from you later, and what the resale market looks like.
From first conversation to the right introduction.
Four steps. Nothing moves on until you're ready.
- 1
A conversation about you
Your goals, your budget and your timescale. No property talk until we understand what you want.
- 2
Your brief
We agree what you're looking for: markets, budget, how hands-on you want to be and how much risk suits you.
- 3
A shortlist, assessed
Opportunities that fit the brief, looked at the way an investor looks at them. Fewer, and better.
- 4
The right introductions
To the developer or agent, and to the solicitor and advisers you'll want looking at it for you.
What happens next
Send your enquiry and Nicholas reads it himself. He'll get back to you to arrange a first conversation at a time that suits you.
UK and international.
An opportunity is only as good as the market it sits in. We work across three.
Straight answers
How we're paid.
Ask us, and you'll get a straight answer on the first call, before you commit to anything. If a developer pays us for an introduction, we'll tell you.
More on how we workWhat we won't do.
- 1Promise you returns. No one honestly can.
- 2Rush you. The pace is yours.
- 3Give financial, legal or tax advice. We introduce you to people who do.
- 4Suggest you go ahead before your own advisers have looked at it.
Before you get in touch
Can't see your question? Call 07400 067482 or request a consultation.
Do I need to be in Leeds?
No. We're based in Leeds and meet in person there, by appointment. Everyone else we speak to by phone or video call.
Is there a minimum budget?
Tell us your budget in the enquiry, or choose “I'd rather discuss it”. We'll be honest about what it realistically opens up.
Do you give financial advice?
No. We're a property investment consultancy, not financial advisers. We help you think through a strategy, find and assess opportunities, and introduce you to qualified advisers for the financial, legal and tax side.
How are you paid?
Ask us, and you'll get a straight answer on the first call, before you commit to anything. If a developer pays us for an introduction, we'll tell you.
How does buying in Cyprus work?
Every purchase is different, but a careful one usually involves:
- An independent lawyer in Cyprus, acting for you and not the developer
- Checking the title deeds, and anything registered against the property
- The full purchase costs and taxes, not just the price
- For an off-plan purchase, the payment stages and what happens if the build runs late
- How the property will be managed if you plan to let it
We'll talk it through in your consultation and introduce you to the right people.
What happens after I get in touch?
Nicholas reads your enquiry himself and gets back to you to arrange a first conversation, by phone, video call or in person in Leeds. There's no obligation to go any further.
Request a consultation
Start with a conversation, not a property.
Tell us what you want property to do for you. We'll take it from there, at your pace.
